For most residential and commercial properties, drawings are completed within 5–10 business days.Turnaround times may vary depending on our current workload, but we strive to keep all projects under a two-week lead time whenever possible. Most of the properties we survey are occupied, and our team is experienced in working efficiently with minimal disruption to occupants, tenants, employees, and daily operations.We regularly perform surveys for due diligence, renovations, lease planning, and other confidential projects. If anyone asks our field personnel about the purpose of the survey, they will simply explain that they are collecting measurements to prepare architectural drawings. No additional project details or confidential information will be disclosed.In certain situations—depending on the building's use, occupancy, or your preferences—we can schedule surveys during evenings, weekends, or outside normal business hours to minimize disruption and ensure a smooth surveying process.

Permit requirements vary by municipality and project type. We recommend checking with your local municipality or building department to determine the specific documentation required for your permit application.Please note that we provide accurate existing-condition and as-built drawings only. We do not provide signed or sealed drawings. If your project requires drawings prepared or certified by a licensed architect or professional engineer, we recommend consulting the appropriate professional for permit submission.

We document all visible and accessible building elements during our on-site survey. This includes architectural features, room layouts, doors, windows, stairs, structural elements, and other existing conditions that can be safely observed and measured.Because our surveys are non-destructive, we cannot document concealed items located inside walls, floors, or ceilings unless they are already exposed or accessible through existing openings. We do not use ground-penetrating radar or other scanning technologies to locate hidden building components.Our team documents visible ceiling features from floor level but does not remove ceiling tiles, open access panels, or use ladders unless otherwise agreed upon in advance. For safety reasons, we also do not enter crawl spaces or confined areas with a head clearance of less than 4 feet (1.2 m). If access to concealed or restricted areas is required, arrangements can be discussed before the site visit.
